For residential real estate, we work on a fixed legal fee. You'll get a single, all-in quote for your purchase, sale, or refinance up front – with disbursements (title search, registration, title insurance) and HST set out clearly, so you know your full cost before you commit.

Buying or selling a home – your questions

How early should I contact you?
Ideally before you sign your agreement of purchase and sale, or right after your offer is accepted. Early involvement gives us time to review conditions and flag anything that needs attention.
How does signing work if I'm never in your office?
We verify your identity electronically and send your documents for secure e-signing. For the rare document that must be signed a particular way, we'll guide you through the simplest compliant option.
What does it cost to close on a home?
You'll receive a clear written quote up front covering legal fees and the disbursements involved (title search, registration, title insurance, etc.).
Do you conduct off-title searches?
By default, no – a standard residential closing doesn't include off-title searches (such as work orders, open building permits, zoning compliance, and municipal tax or utility arrears). If you'd like them completed, just ask and we'll arrange them; because their cost varies by municipality, we'll detail the cost on request.
Do you handle condos and new builds?
Yes. For condos we review the status certificate; for new builds we handle the builder's documents, interim occupancy, and final closing.
